Building Process

Step 1. Make a Start

Put together a list. Write down the things you like and dislike. List out the items you must have and would like to have.

Work out your budget and confirm your finance with either your bank or mortgage broker.

We can guide you to the appropriate people who specialise in construction finance.

Step 2. Choose a Section

When choosing a section, considerations must be taken into site contour, sun aspect, street access, view, local schools, distance to family and friends.

Developer’s Covenants – most sections come with developer’s design covenants which may impact your decision.

Council/District zoning requirement – this narrows down what you can build.

We can help you with your decision on choosing your dream section. With our great relationship with developers, we can also source a section that suits you.

Or you can also choose from one of our House & Land Packages.

Step 3. Concept Design

Choose from our Standard Plans. These plans are generally cost effective and can often be adapted and modified to suit your section.

Or in consultation we can create a fully customised design. Our in-house designer can work with you based on your own ideas.

Step 4. Quotation & Contract

We will work with you to refine the plan and specification to fit within your budget level offering true value for a quality home. Our QS team price up your plan and present a fully detailed specification. 

Upon your satisfaction of design and completed pricing we will provide you with a building contract. Your contract options are either fixed price or we will include allowances for any product selections you have not finalised.

Step 5. Consent Drawing

Our experienced design team prepare detailed consent drawings and compliance documents. This includes any engineering requirements and usually takes 2-4 weeks.

Now we can apply for the building consent which has a minimum processing time of 5 weeks.

Step 6. Pre-Construction

Now you get to make exciting decisions for your dream home. We will help you with your decision on kitchen design, electrical design, flooring, tiling, interior & exterior colours etc.

A pre-construction meeting will then be held before construction start. This meeting is to go through and record everything you’ve selected.

Step 7. Construction Start

The most exciting step at which time we start to turn your home into reality.

Our Project Manager will communicate with you and keep you update every step of the way.

Step 8. Practical Completion

Once construction is completed, we will apply a Code Compliance Certificate for you.

We will advise when you can move into your brand-new home.

Step 9. Handover

We cherish the moment where we can hand you the keys. We will make sure that you are settled in and enjoy your new home. With 2-year Maintenance Warranty and 10-year Master Build Guarantee, you will have peace of mind. Providing quality homes is always our priority.
